What does a rental analysis include?

A realistic rent range based on active and recently leased comparables within a mile of your property, an estimated time-to-lease, and a short list of improvements that would raise the achievable rent. No cost and no obligation.

How quickly can you take over an occupied property?

Usually within two weeks. We collect the existing lease and deposit records, notify the resident in writing, transfer the security deposit into our trust account, and run a baseline inspection.

Do you manage small portfolios and single homes?

Yes. A large share of what we manage is single-family homes, condos and small multifamily buildings of two to four units. Portfolio owners get consolidated reporting across every door.

Are there fees when the property is vacant?

No. Our management fee is a percentage of collected rent, so if the property is not earning, neither are we. That keeps our incentives pointed at the same thing yours are.
